Repayment per week – $133.00
$450per week – Repayment $133 per week = $317 profit
$317 per week profit x 52weeks = 16,484$ per annum profit from 1 granny Flat.
Yield: 20.34%

EXAMPLE 2 :

You own an Investment property
Investment Property: $600,000
Rent: $500 per week
Per Annum: $26,000
Repayments @ 6% Interest = $36,000
Short fall – $10,000
Yield – 4.3%

NOW PUT A GRANNY FLAT IN YOUR BACKYARD :

Investment Property: $600,000 + $115,000 (Granny Flat) = $715,000
Investment Property Rent $500 pw + $400pw = $900 per week
Annual Rental = $46,800.
Repayments @ 6% Interest on $715,000 = $42,900
Annual Rental $46,800 – Interest Repayment $42,900 = $3,900 profit per Annum
